The Design Review Committee (DRC) coordinates with homeowners about exterior changes or additions to homes or property. The committee ensures that proposed changes are in line with the conditions and restrictions of the HOA covenants. (see Article XII General Restrictions starting on page 20 - 26.)
Before starting an exterior home improvement project such as a fence, swimming pool, deck enclosure, retaining wall, hot tub, gazebo, firepit, or other structure, you must submit a written plan to the DRC.

Detailed Description of change which includes but is not limited to color, material, size, location, etc). Don't forget to include paint swatches when applicable.
ALL required paperwork must be attached, including Permits from the County.
**Requests must be submitted at least 14 days prior to the start of any project. This allows the DRC time to review your request.**
*Failure to submit all information will result in delayed approval and/or rejection until all information is provided.
* Work MUST NOT begin until approval has been obtained. Failure to do so may result in the work being restored to the original state at the owner's expense.
Platte County requires building permits for projects in the unincorporated areas of the county, including Timber Park. Permits are required for construction, renovation, moving, demolition, structural alteration, or change in the use of a building or structure affixed to the ground.
You are responsible for (a) determining whether a building permit is required for your project and (b) obtaining the building permit. The DRC does not review your plan for building code conformance. According to Platte County zoning codes, home improvement projects that require a building permit include, but are not limited to:
decks or porches - both replacement and new
swimming pools (in-ground and above-ground)
room additions
driveways
sheds
pergolas & gazebos
pools - both underground and above ground
permanent Outdoor Gas Fireplace/fire pit
solar Panels - both roof or ground
*Hills of Oakmont is located in Zone, R7, and has a 30ft front yard setback.
