The Covenants and Restrictions are, in layman's terms, the rules of the neighborhood. The goal of the Covenants and Restrictions is to protect, preserve, and enhance property values in the community. It is the responsibility of each homeowner to know, understand, and abide by the Covenants and Restrictions.

Any property alteration requires the following: the review and approval of the DRC; all permits and approvals required by Platte County Planning and Zoning; and full compliance with all HOA Covenants.
Antennas are not allowed.
Must be no closer than 15 feet to the curb.
Must be kept in good condition/repair.

No dumping of rubbish, grass clippings, building materials, etc. is allowed.
Planting and gardening of any kinds is not allowed.
Picnics, fireworks, etc. must be cleaned up and removed at the end of the event.

Pens and Kennels are not allowed.

Must not exceed 48 inches (4 feet) in height.
Must have a minimum slat spacing of no less than 1/2 inch.

Chain link or wire fencing of any kind is not allowed.
Must be visible from the street. This is a safety concern.
Permanent fire pits require DRC approval and must meet all fire codes.
Fire wood must be stored out of view from any street.
All mailboxes and posts must be white only.
Magnetic overlays (i.e., college, artistic scenes) are allowed.
Mailboxes in disrepair, damaged, rusted, or chipped must be repaired or replaced.
Lawns are to be mowed/maintained at no taller than 6 inches.
Trimming around home/buildings kept to 6 inches or less.
Landscaping projects may require DRC approval. Refer to the Covenants/DRC for guidelines.
Shrubbery, trees, plants, etc. may need to be pruned to keep from getting overgrown.
Playground equipment such as a swing set must have DRC approval.
No more than 3 dogs, cats, or other such pets allowed on any lot or in living unit.
Only house pets are allowed. (No roosters, rabbits, livestock, etc).
Not allowed to run at large; Leash required.
Waste must be picked up by the owner and disposed of in the homeowner's trash. Animal waste is a health hazard.
In-ground and above-ground pools require DRC approval and Platte County permit.
All swimming pools must comply with Platte County swimming pool codes.
All outdoor pools, including in-ground and above-ground pools, shall be surrounded by a 48 inch barrier (fence). This requirement is intended to provide protection against potential drowning and near drowning by restricting pool access.
All pumps and other permanent pool equipment must be concealed from public view.
Above-ground Pools are considered seasonal. Due to high maintenance and poor appearance, will only be approved from May 1st and must be taken down by October 31st.
Inflatable Pools - No DRC approval required. If used temporarily in the front of the home, it must be taken down by the end of the day.
All homes are to be of the same style and color.
Require DRC review and approval of location prior to installation.

All homes have two or three car garages with four or six parking spaces.
It is requested that you park in your driveway. This is for the safety of our children and school buses.
Parking closer than 20 feet to a stop sign or intersection is prohibited.
Blocking a mailbox, fire hydrant, or driveway is not allowed.
Must be stored out of sight
Not permitted in driveways, yards, behind sheds, or in streets.
A one time monthly 48 hour pass for guest visits is available through the DRC.
Must be disposed of timely and properly.
Can not be burned or dumped in common areas.
Must be stored out of sight.
Front and side yards are to be kept clear of fire pits, furniture, toys, bikes, and storage of any kind.
Article XVII
Modification, Amendment and Termination
This Declaration may be modified, amended or terminated in any particular at any time by the execution and acknowledgement of an appropriate agreement or document by a two-thirds (2/3) vote of the Members of the Association (as set forth in Article III, Sec. 2b.) then subject to the terms of this Declaration which instrument shall be recorded in the Office of the Recorder of Deeds of Platte County, Missouri, provided however that no amendment shall be valid if it adversely and materially affects the Association’s ability to assess and collect Assessments for care of the Common Areas.
